Q: What’s the best thing to do inside your home before a showing? – Elizabeth
Cleaning the house of all personal items (especially signs you have a pet). Set a comfortable temperature, turn on all lights and open the blinds.

Q: Is the labor and expense of painting oak kitchen cabinets and the trim/doors throughout the house white worth the investment when you go to sell? – Nicole
Overall, yes. White or gray are good choices. If you can’t do it well yourself, hire a professional.

Q: We need new kitchen counter tops. Would you recommend spending money for granite or silestone? Or could we get by with these new high resolution laminate? – Roanne
Look at homes in the neighborhood that are selling. If they have higher-end countertops, you might want to do the same. Laminate has come a long way and can be a good choice. Our favorite is quartz.

Q: Do you recommend a public open house after listing? We are torn on this because we feel all the work & time going into an open house will only generate “snoopy” lookers with no interest in actually buying. – Kathy
A small percentage of homes sell just because of an open house, but it can’t hurt. That said, it is not a requirement if you don’t want to have them.

Q: What should you do right now in January to sell your home in 2018? – Elizabeth
Talk to a realtor when you start thinking about selling. They can recommend the right upgrades and make sure you’re ready to go when you finally decide to put the house up on the market.
